Alanya, district by district
Population, expat density, and current ikamet eligibility — the thing most "best areas" guides leave out entirely. Status changes without warning; this is a starting map, not a guarantee.
~53,000 residents · ~12,000 expats
Alanya's largest and most international district — strong Northern European and post-Soviet community, full infrastructure. Currently closed to new foreign residency registrations; you can still buy here, but a permit application will be refused.
~28,000 residents
Close to the centre, tree-lined, family-oriented. One of the more "Europeanised" districts with a strong CIS and European presence. Open for now — some sources place it near the threshold, so don't assume that status is permanent.
~12,000–15,000 residents
Quieter, more local in feel, between the centre and Mahmutlar. Popular for retirement and orange-grove views rather than nightlife.
Smaller, plantation belt
Banana and orange plantations, luxury hotel developments, a quieter atmosphere than Mahmutlar. Currently closed to new foreign registrations.
Beach-resort character
Built around İncekum beach, resort pace, strong summer rental demand. Closed to new foreign registrations — buying is still possible, residency isn't.
~3,000 residents
Alanya's smallest and least developed main district. Cheapest entry point, least infrastructure — a genuine trade-off, not a hidden gem.
Status changes without notice
Ikamet eligibility is based on a neighbourhood's share of registered foreign residents crossing a legal threshold — and Göç İdaresi can close a district the moment that line is crossed, with no advance public warning. Districts have also reopened in 2026 after previously being closed. Treat every status above as "true as of when this was last checked," and confirm directly on e-ikamet before signing a lease or buying.
